There's no honest one-number answer — the price splits two ways depending on whether you're going through insurance or paying out of pocket. Here's how both work.
There's no honest one-number answer to what a roof costs in Houston — and anyone who quotes you a firm price over the phone, before seeing your roof, is guessing. What a roof actually costs comes down to real factors, and it splits into two very different situations: whether you're going through insurance after storm damage, or paying out of pocket. Here's how both work, so you know what to expect before we ever climb a ladder.
Why there's no single price
Two roofs on the same street can cost very differently, because the price is driven by what's actually up there:
- Size — measured in "squares" (100 sq ft each). The single biggest factor.
- Pitch — a steep roof is slower and more dangerous to work, which costs more than a walkable one.
- Complexity — valleys, hips, dormers, chimneys, skylights, and pipe penetrations all add labor and flashing.
- Material — asphalt, metal, and tile sit at very different price points (we break that down in our asphalt vs. metal guide).
- Tear-off and layers — removing the old roof is part of the job, and a roof with multiple old layers costs more to strip.
- Decking condition — what's under the old roof. Soft or rotten decking has to be replaced, and it usually can't be seen until tear-off, so an honest estimate accounts for the possibility.
- Access — a tight lot, tall elevation, or heavy landscaping makes the work harder.
- Upgrades — enhanced underlayment, better ventilation, impact-resistant materials, and fuller ice & water coverage all add cost and value.
That's why a real number takes a real look — not a windshield guess.
Two situations, two very different answers
Before the dollars matter, one question decides almost everything about what you'll pay: is this storm damage going through insurance, or are you paying out of pocket?
The insurance path — storm damage on an RCV policy
If your roof was damaged by a covered event like wind or hail and you carry a Replacement Cost Value (RCV) policy, the math looks very different from paying yourself. On a covered claim, your out-of-pocket is typically just your deductible — your insurer covers the rest of the replacement cost.
Here's how that works in plain English: your insurer first pays the depreciated value of the roof (called ACV), then releases the remaining "recoverable depreciation" after the work is finished and invoiced. Added together, that covers the full replacement cost — minus your deductible.
A few honest points that matter:
- Your deductible is yours to pay. It's your share of the agreement with your insurer — a contractor can't legally cover, rebate, or discount it in Texas, and you should be wary of anyone who offers to.
- This applies to RCV policies. If you carry an Actual Cash Value (ACV) policy instead, you also cover the depreciation gap — which is exactly why knowing which policy you have matters so much (more on that in our guide to claims and rates).
- Coverage is always your insurer's call. We don't decide what's covered. What we do is document the damage accurately, give your adjuster what they need, and write supplements when the approved scope misses something the roof actually requires.

What the price always includes
Whichever path you're on, a roof from us isn't just shingles.
