Lighting in River Oaks: what these houses actually want
River Oaks is formal architecture on deep, landscaped lots, and the rooflines are frequently slate, clay or cement tile rather than asphalt. That changes the install: the attachment has to suit the surface, and a clip chosen for a shingle is not the right clip for tile. The right plan here is usually restrained — a single, precise roofline run and considered landscape work, rather than everything lit at once.
River Oaks is governed by deed restrictions, which is something we already work inside on the roofing side.
Send us the applicable deed restrictions with your inquiry and we will design inside them.
Why a roofer should be the one on your roof
Most light installers are not roofers. We are — we work on River Oaks roofs, including slate, tile and standing seam, through the year.
That matters in three practical ways. First, attachment: seasonal roofline lights go on with clips chosen to suit the surface, not with fasteners driven through your shingles. Nothing is nailed, screwed or stapled into the roof. Second, assessment: we look at the shingles, the gutters and the fascia before we install anything, because we know what a roof in trouble looks like and we would rather find it in October than have you find it in a January leak. Third, access: two-storey and steep-slope work is what we do the rest of the year, and we are licensed and insured for it.
If we see something on your roof that concerns us while we are up there, we will tell you. There is no charge for that, and no obligation attached to it.
Lighting ideas for your River Oaks home
Consider warm-white eaves and rakes with window outlines or wreaths to balance the facade. Tree lighting can frame the home without requiring every branch to be lit.
Full-service holiday lighting, or a year-round outline
Our holiday service includes design, installation, in-season maintenance and takedown. Storage is included for leased lights; owners store their purchased lights. Choose your features and let us recommend a design, then approve a written scope and quote.
Explore holiday lighting or discuss permanent roofline lighting. Permanent lighting is quoted separately with its own hardware and service arrangements.
Planning access and timing
Steep sections, landscaping and upper-story rooflines need an access plan. Share any guidelines that apply to your property.
If you have community guidelines, share them with your inquiry. We review applicable requirements for your project; we do not assume every home has the same rules.
What a package includes
Every seasonal package, whichever scope and whichever ownership you choose, includes the design consult and on-site measure, commercial-grade C9 bulbs and wire, lights custom-cut to your rooflines, professional installation on safe roof clips, service visits through the season, and January takedown. Holiday lighting packages start at $750, quoted as one lump sum after we have measured — never over the phone.
There are three scopes:
- Roofline — the main run: eaves and rakes, and the gutter line where it suits the house. The classic, and the right starting point for most homes.
- Roofline + Trees & Bushes — the roofline plus trunk wraps, canopy work and shrub and bed lighting, so the house sits in the light rather than floating above a dark yard.
- Full Estate — the whole elevation: roof, landscape, entry and approach, with the accents chosen alongside your designer.
Ridges and hips are an add-on, not part of the base roofline scope. We say that plainly because it is the single most common thing left out of a cheaper comparison quote. Window outlines, wreaths and garland, columns and porch, and walkway and driveway lighting are optional and separately quoted too — on a Full Estate plan they are included only when they are listed in your written quote.
You can lease the lights from us or buy them outright. Leased lights are stored by us between seasons and carry a lifetime warranty for as long as they are on your house; lights you own are stored by you and carry a 5-year warranty. Both terms cover the lights and the bulbs themselves — the product — not a workmanship warranty on the installation.

Questions, answered
Common questions
Can you light a slate or tile roof in River Oaks?
Yes. The attachment method is chosen to suit the surface — a clip made for an asphalt shingle is not the right clip for tile, and we assess the roof before quoting.
Do you work inside River Oaks deed restrictions?
Yes. Send us the applicable restrictions with your inquiry and we design inside them.
What does a restrained plan look like here?
Usually one precise, even roofline run plus considered landscape lighting, rather than every available feature lit at once.
Do you light the approach and entry?
Yes, at the Full Estate scope, where entry, porch and approach accents are chosen with your designer and listed in the written quote.
