Lighting in The Woodlands: what these houses actually want
The Woodlands was built into its tree canopy, and that canopy is half of every lighting plan here. Rooflines are often only partly visible from the street, and a display that ignores the trees tends to read as a bright line floating in the dark. Selective tree work is usually what makes a Woodlands house look finished.
The Woodlands maintains community design standards, which is something we already work inside on the roofing side. Send us the applicable standards with your inquiry.
We review the guidelines you give us rather than assuming which apply to your village.
Why a roofer should be the one on your roof
Most light installers are not roofers. We are — we replace roofs across The Woodlands through the year.
That matters in three practical ways. First, attachment: seasonal roofline lights go on with clips chosen to suit the surface, not with fasteners driven through your shingles. Nothing is nailed, screwed or stapled into the roof. Second, assessment: we look at the shingles, the gutters and the fascia before we install anything, because we know what a roof in trouble looks like and we would rather find it in October than have you find it in a January leak. Third, access: two-storey and steep-slope work is what we do the rest of the year, and we are licensed and insured for it.
If we see something on your roof that concerns us while we are up there, we will tell you. There is no charge for that, and no obligation attached to it.
Lighting ideas for your The Woodlands home
Focus on the roofline visible from the street, trees that frame the entry and a welcoming walkway. Selective lighting can work with the canopy instead of filling every branch.
Full-service holiday lighting, or a year-round outline
Our holiday service includes design, installation, in-season maintenance and takedown. Storage is included for leased lights; owners store their purchased lights. Choose your features and let us recommend a design, then approve a written scope and quote.
Explore holiday lighting or discuss permanent roofline lighting. Permanent lighting is quoted separately with its own hardware and service arrangements.
Planning access and timing
We assess branches, setbacks and safe equipment access. Send any community guidelines or installation dates that apply to your property.
If you have community guidelines, share them with your inquiry. We review applicable requirements for your project; we do not assume every home has the same rules.
What a package includes
Every seasonal package, whichever scope and whichever ownership you choose, includes the design consult and on-site measure, commercial-grade C9 bulbs and wire, lights custom-cut to your rooflines, professional installation on safe roof clips, service visits through the season, and January takedown. Holiday lighting packages start at $750, quoted as one lump sum after we have measured — never over the phone.
There are three scopes:
- Roofline — the main run: eaves and rakes, and the gutter line where it suits the house. The classic, and the right starting point for most homes.
- Roofline + Trees & Bushes — the roofline plus trunk wraps, canopy work and shrub and bed lighting, so the house sits in the light rather than floating above a dark yard.
- Full Estate — the whole elevation: roof, landscape, entry and approach, with the accents chosen alongside your designer.
Ridges and hips are an add-on, not part of the base roofline scope. We say that plainly because it is the single most common thing left out of a cheaper comparison quote. Window outlines, wreaths and garland, columns and porch, and walkway and driveway lighting are optional and separately quoted too — on a Full Estate plan they are included only when they are listed in your written quote.
You can lease the lights from us or buy them outright. Leased lights are stored by us between seasons and carry a lifetime warranty for as long as they are on your house; lights you own are stored by you and carry a 5-year warranty. Both terms cover the lights and the bulbs themselves — the product — not a workmanship warranty on the installation.

Questions, answered
Common questions
Is roofline lighting enough in The Woodlands?
Often not on its own. With this much canopy, a roofline run alone can read as a bright line floating in the dark — selective tree work is usually what makes the house look finished.
Do you work inside The Woodlands design standards?
We design to the guidelines you send us. Send the applicable standards with your inquiry.
Can you light tall pines?
Trunk wraps and canopy work are part of the Roofline + Trees & Bushes scope and above. Height and access are checked on the site visit.
How far ahead should we book?
Early. Tree work takes longer than a roofline run, so these installs fill the calendar sooner.
